Legal Lot Is the proposed project located on a legal lot? Subdivision, lot combination. 6 to 12 weeks
Land Use Does proposed use conform to current regulations? ReZone, Use Permit, etc. 12 weeks
Lot Size and Setbacks Does proposal meet minimum requirements? Variance 4 to 6 weeks
Parking Does proposal show adequate number and size of spaces? Variance 4 to 6 weeks
 
SEPA Is review required? EIS, MDNS, DNS 4 weeks ( EIS 1 year )
Critical Areas Are critical areas present on site? Critical Area Permit, Special Study 2 to 6 weeks
Shoreline

Is project within shorelines jurisdiction?

Shorelines Permit

Residential Exemption, 2 weeks Shoreline Permit, 4 months

Floodplain Is project within floodplain? Floodplain Permit 2 weeks
 
Water Is quality and quantity of water available for project?

Individual/Shared Well or Public System

2-3 week
Sewer Is sewage system available and adequate for project? Soils test/Septic System or Public System 6-8 weeks
 
Access Is proper emergency access available to the site? Public/Private Roads, Site Improvements 2 weeks plus, depending on requirements.
Fire Systems Are fire alarm, fire sprinklers, or smoke detection systems required? Systems Plan Review and Permits 2 to 4 weeks.
Hazardous Materials Are hazardous materials used or stored on site? HMMP (State Approval) 4 to 6 weeks
 
Structural Does project meet standard bracing or is engineering required? Building plan review and Engineering 1 week to 6 months depending on project complexity and customer response time.
Life Safety Are all life safety aspects of Codes addressed in proposal?
Accessibility Is project required to be accessible to persons with disabilities?
Energy Does plumbing, mechanical, and structure conform to state standards?
